Reconstruction. Adaptation.

 
 

The investor required the adaptation of an existing commercial facility - the Metro Cash&Carry storage and distribution centre - to its new purpose - a plant for the manufacture of plastic products. The design was to cover the reconstruction, adaptation and recovery of the existing building, followed by the reconstruction of internal transport routes on the site adapted to their new purpose, and the construction of a control booth at the entrance to the factory complex.

The reconstruction of the building did not change the its size or façade, except in zones where industrial segmented doors were installed in accordance with the new purpose. Inside the building the space had to be adapted to its new purpose of plant operation. This demanded demolition of walls and ceiling, recovery and

reconstruction of the floor slab, construction of a crane rail for a crane with a 6.3t load-bearing capacity, assembly of partition walls, replacement of the ceiling and other finishing works, replacement of installations and recovery of existing ones, and introduction of new installations for the machines that will be part of the plant.

The greatest design challenge for me was precisely this adaptation of an existing building to its new purpose. It was based on a high degree of analytical work and demanded considerable time to review all of the structural and non-structural elements, installations and systems in the facility, followed by an analysis of the investor’s requirements and then adoption of a new structure that was to have all the parameters and technical requirements for the new purpose.

Inspiring task

 
 

This project provided a demanding task in the reconstruction and repurposing of the existing Metro Cash & Carry complex into a plant for the manufacture of extruded plastic elements for the Ondaplast Balkan corporation, with the large surface area of 10,643 m2.

The works cover the reconstruction, adaptation and recovery of the existing construction and the reconstruction of internal transport routes and green surfaces on the parcel.

The reconstruction involved considerable demolition work on existing walls and iso-panel ceilings (around 6,000 m2) and the heavy reinforced walls of the bank that stood inside the building. One of the greatest challenges was the demolition of a damaged section of the reinforced concrete floor slab (around 2,500 m2) and laying a new one with the replacement of buffer layers and pouring of ferro-concrete - all this in January. The construction of a completely new crane rail with a load-bearing capacity of 6.3 tons in the closed building involved laser cutting of the floor slab, the construction of spot footing and setting of anchor slabs, and the steel structure of the crane itself.

Four segmented doors have been installed on the existing façades, and 18 domes have been installed on the roof for ventilation and smoke elimination. In accordance with the new purpose of the building, the required fire doors and firewalls have been set up to separate different sectors. Completely new power lines were installed according to the investor’s requirements, a new rack room was built, radiator heating was added in the administrative sector and the air-conditioning chambers were reconstructed.

All in all, around 3,000 m2 of new partition walls were built, 4 new sanitary grids were added, and around 9,000 m2 of walls and ceilings were painted. The experience gained on this project can best be summed up in a single word - incredible.
