Underground levels of the complex are intended primarily for vehicle parking in accordance with the projected capacity requirements, as well as for technical premises accommodating the necessary infrastructure, mechanical, and technological systems. These include utility connections, parking areas, vehicular entry and exit ramps, fire protection systems, ventilation systems, and all supporting technical facilities required to ensure the uninterrupted use and efficient operation of the building. The organization of the underground levels has been developed in full compliance with applicable technical regulations, safety standards, and fire protection requirements, thereby ensuring functionality, safety, and long-term operational reliability. The commercial urban function is positioned on the ground floor level and is realized through two separate business premises designed for commercial activities. These spaces are planned to provide flexible layouts suitable for a range of business uses, contributing to the activation of the street frontage and enhancing the urban character of the surrounding area. The residential urban function is established on the above-ground floors above the ground level and is fully realized through a total of 17 residential units. The residential concept has been carefully designed to ensure optimal spatial organization, natural lighting, ventilation, and privacy, providing high-quality living conditions for future occupants. At the ground floor level, both vehicular and pedestrian access to the newly designed residential–commercial building are provided. All access points are arranged at the relative elevation of ±0.00 m, corresponding to the absolute elevation of 152.40 meters above sea level.
The main entrances are clearly defined and designed to ensure accessibility, functionality, and compliance with universal design principles. On the remaining above-ground floors of the newly designed residential–commercial building, the dominant urban function is residential use. Each typical floor comprises three residential units organized around a central reinforced concrete (RC) core. The core includes a lift shaft, staircase, and common circulation corridor, ensuring efficient vertical and horizontal communication within the building. The structural concept is based on a reinforced concrete system, providing stability, durability, and compliance with contemporary construction standards.
A total of three residential units are provided per typical floor, with the following designed net usable areas (NUA): Residential Unit 101: 48.56 m², Residential Unit 102: 85.28 m², Residential Unit 103: 80.45 m².
The spatial organization of the residential units has been developed to achieve optimal functional layouts, rational use of space, and a high level of comfort. Each unit is designed in accordance with applicable residential design standards, ensuring adequate daylight access, natural ventilation, acoustic comfort, and energy efficiency. The overall architectural concept reflects a contemporary approach, harmonizing residential quality with commercial functionality and integrating the building seamlessly into the existing urban fabric.
