Demanding reconstruction

The existing building was constructed in 2005 based on the design by architect Aleksandar Stjepanović, as the headquarters of Société Générale Yugoslav Bank in Belgrade. Since the completion of construction, the building has not changed its purpose and is still used today as the headquarters of OTP Bank.

Typologically, the building is a freestanding structure with window openings on all four façades.
The building has a total of levels: basement + ground floor + mezzanine + three upper floors.

The existing spatial layout at the basement level is largely retained, with certain modifications to the evacuation routes from the cash center.

The basic organization of the ground floor, with two entrances leading to two separate parts of the bank (the branch office and the business area), is preserved. The planned works in the branch office area are minimal and relate exclusively to the removal of partitions located along the evacuation route from the fire-protected stair core, modifications to the sanitary facilities due to the addition of a security systems monitoring room in the entrance zone, and works on ceiling-mounted installations serving the mezzanine spaces.

In the business area of the bank, the adaptation of the existing central hall is designed, comprising two separate lobbies and a central staircase, one larger open workspace, a limited number of enclosed offices, and meeting rooms. In addition to the sanitary block, a staff cafeteria is also planned.

The basic functional scheme of the mezzanine and upper floors is retained, with workspaces arranged around the central circulation ring. By relocating the sanitary block, circulation around the central atrium is opened on all four sides. In addition to office spaces and meeting rooms, each floor includes various lobby-based work areas, focus rooms, recreation rooms, staff dining areas, and phone booths. On the third floor, in addition to standard workspaces, the director’s offices and a large conference room are located. The organization of the rooftop technical level remains unchanged, while the planned works involve the replacement of existing mechanical equipment with more modern systems.

The materialization concept is based on the modernization of the OTP Bank headquarters workspace through the introduction of natural materials such as clay-based finishes, wood, and cement, combined with the planned use of greenery.

A highly demanding project with
a rapid timeline.
